Large Renovation
The clients had purchased a 6000 square foot vintage
apartment overlooking Lake Michigan.
Phase 1: Project definition
Van Tullis Interiors already understood the style of this return client.
Several phone conversations helped clarify the project ideas. An apartment
tour with the client provided a personal experience of the spaces, their
relationships to one another, and how light entered and moved throughout
the apartment. We developed a detailed renovation plan, addressing spatial
concerns (such as larger closets and a new exercise room) and the desired
aesthetic tone of the apartment.
Phase 2: Research & preparation
Very fruitful discussions with the architect helped us explore space requirements
and room reconfiguration concepts. Fact-finding continued: client interviews,
research into building and city regulations, and a clear list of our obligations.
Phase 3: Concept development & refinement
We focused on developing the primary design plans, and created furniture
layouts for existing rooms. Our fresh approach preserved key cherished
possessions while introducing newly selected antiques and lighting fixtures.
We continued to work with the architect on construction details and the
more extensive renovation layouts:
• three full baths
• a half bath
• kitchen
• laundry room
• new exercise room
• new study (conversion from bedroom)
After client approval, refinement began. The vintage building began to
reveal inevitable surprises (e.g. buried flues, hidden plumbing, etc.)
which demanded clear-headed design solutions. Finally, an approved construction
plan went to City Hall to begin the permitting process. We traveled to
New York to scout for items. The client joined us to make final decisions.
The antique carpets we selected set the tone: luxurious yet unpretentious.
Phase 4: Design implementation & supervision
With the antique carpets purchased, our color palette was established.
We explored fabric, flooring and wall finishes and developed a detailed
plan for the home's finishes that was cohesive while allowing rooms to
evoke individual personalities. We contracted with workrooms to fabricate
window treatments, upholstery and custom rugs. We communicated fabrics
and finishes (including details such as upholstered walls) to the architect
and contractor. Talented tradespeople helped us achieve unique effects
and finishes. Projects included a challenging installation of antique
French roof tiles and Italian marble, specialized wall painting, drapery
fabrication, upholstery, and custom-hardware. Weekly site meetings were
held with all involved parties.
Phase 5: Project completion
While final painting occurred, we checked the apartment for contractual
completion. At move-in, we supervised the condition and placement of all
pieces, and ordered some minor repairs. We believe the final details are
just as important as the initial concepts.
